Penalties and interest waived until April 30, 2024
Residential property owners that are affected by the Underused Housing Tax (UHT) have until April 30, 2024, to file their returns and pay the tax for the 2022 calendar year without being charged penalties or interest.
You can file your return electronically, by mail, or by fax.

There are different options for electronically submitting your return.
Individuals or corporations can submit the return using:
- Online form for the Underused Housing Tax return
- When you file your return, you will be presented with a list of requirements to complete your submission
- One of the requirements is to get a Digital Access Code (DAC)
The following options are available to Canadian citizens and permanent residents only:
If you are filing as an individual
- Fill out the UHT-2900, Underused Housing Tax Return and Election Web form and submit it through your CRA My Account for Individuals

If you are filing as a Canadian corporation
- Fill out the UHT-2900, Underused Housing Tax Return and Election Web form and submit it through your CRA My Business Account
- How to register for My Business Account
If you are filing for an individual or Canadian corporation
- Fill out the UHT-2900, Underused Housing Tax Return and Election Web form and submit it through your CRA Represent a Client
